Rightmove has disclosed the 25 towns that experienced the largest surge in housing prices in the year 2025.
Topping the list was Hawick in Roxburghshire, located in the Scottish Borders, where the average home asking price rose by 18% to £148,633. Following closely was Durham, with an increase of 15% to £251,339, and Stannington in Sheffield, showing a 12% uptick in asking prices to £264,078.
The 2025 growth list by Rightmove showcased many affordable regions, based on factors such as house prices, demand, and supply.
Across the top 50 areas, the average home asking price stood at £270,711, which is 26% lower than the national average of £368,031.
National average asking prices at the close of 2025 dipped by 0.6% compared to the previous year.
Scotland dominated the top 50 list with 12 locations, followed by the North West and Yorkshire & The Humber with 8 spots each. Interestingly, London, with an average asking price of £679,782, did not make it to the top 50 list for price growth last year.
According to Rightmove, affordability played a significant role in driving price growth in the past year. The trend of suburbs near city centers remaining popular due to office work requirements also contributed to this growth.
Additionally, locations close to universities or major NHS trusts showed a rising trend, as noted by Rightmove.
Colleen Babcock, a property expert at Rightmove, mentioned, “There is typically a larger pool of buyers who are looking to move within more affordable price brackets. Therefore, locations with more homes priced below the average can see increased demand from buyers, fueling house price growth in those areas.”
