The latest study by Zoopla has unveiled the most favorable locations for single homebuyers in the UK, highlighting a city where the average monthly mortgage cost is as low as £408.
According to Zoopla’s research, Sunderland emerges as the most budget-friendly city in England, with monthly payments averaging 17% of the typical monthly income. The average price for a one or two-bedroom property in this area stands at £106,700, while the average single-person income is £28,600.
In the London region, Zoopla identified Havering as the most cost-effective borough, where a one or two-bedroom residence carries an average price tag of £305,200 – roughly 7.3 times the average earnings of £41,600 for a single buyer.
Moving to Scotland, Aberdeen takes the spotlight as the top affordable destination for single purchasers, with monthly mortgage payments averaging £438, based on an average property value of £114,700.
In Wales, Swansea emerges as the most affordable location, with an average property price set at £149,000 and typical monthly mortgage payments amounting to £569.
Zoopla highlights the challenges single homebuyers face due to lenders assessing affordability based on a single income rather than dual incomes. The analysis focused on smaller residences with one or two bedrooms, comparing their prices with the average incomes of single earners.
Richard Donnell, Zoopla’s executive director, emphasized the increasing feasibility of solo homeownership due to rising incomes and reduced mortgage rates. He advised potential buyers to explore mortgage affordability, consider alternative locations, and choose the right property size to make homeownership more achievable as a singleton.
